Why?
High Housing Cost
We know that newly available rentals are being listed at a rate that is 100% of the neighborhood’s median household income.
Housing Instability
We know that many families do not have a lease for where they live. This makes it difficult to defend their tenant rights and to apply for housing assistance when an emergency happens.
A Rooted Community
We know that the average time residents have called this neighborhood home is 20 years. But with increased pressure on the housing market, it is becoming increasingly difficult to stay.
Camino Housing Solutions is building a path toward housing stability.
-
So far, we have two units in our Master Leasing Program.
We have not yet purchased properties to offer as rentals. We are looking for donors to contribute a down payment and other partners to loan us a mortgage that has a better rate than the bank.
We hope to purchase one unit at a time.
-
Whether Camino owns the unit or someone else owns it and master leases it to Camino, all rentals must be less than a rate called “Fair Market Rent.” This is a number the government determines each year.
Our promise is to always charge less than that number.
-
No. Camino Housing Solutions is a nonprofit organization. That means it may hire staff to run its operations, but all its money is used to benefit the community, and not for an owner to benefit themselves.
-
They are two separate organizations. Both Camino Housing Solutions and Unidos South OC are anchored in the Capistrano Villas and its surrounding communities.
Some individuals serve on both organizations’ Boards of Directors and staff.
While Camino Housing Solutions owns and manages properties, Unidos South OC focuses on its own mission, which sometimes includes promoting housing opportunities at Camino Housing.
